Ecclestone Square

Ecclestone Square, London SW1                          

25 Ecclestone Square is a six storey Victorian terrace building forming the Western boundary of the Grade II listed Ecclestone Square located in the City of Westminster.

Randall Contracting were employed as the Principal Contractor to undertake the strip out, including wall and floor finishes, site investigation and removal of Asbestos Containing Materials (ACMs) as part of an enabling phase for the remodelling of the property.

Many of the existing features were to be retained and required protection and at the request of the client, other items were to be carefully removed, protected and set aside for sale to salvage traders with proceeds from the sale donated to charity. There were also items of the clients Artwork that were to be set aside and stored safely on site and an existing timber mezzanine structure, including all balustrading and flooring, that was carefully dismantled, protected and set aside for reuse. Multiple layers of old wall coverings also had to be carefully and painstakingly removed to ensure that no damage to the underlying old plaster finishes occurred.

The site was adjacent to residential properties and it was essential to not cause nuisance or harm to residents and members of the public. Prior to commencement we carried out a letter drop to explain to neighbours the nature of the works and provide contact details for them if they had any concerns. Our site manager also made personal contact with immediate neighbours and no issues were encountered or reported and a good relationship was established and maintained throughout the works.

As with many older properties, investigation works uncovered some unexpected problems including unmarked services, structural issues and additional ACMs. However, with a good collaborative approach between the professional team and ourselves, information exchange was swift and accurate, enabling any such problem to be addressed quickly to ensure good progress was maintained.

All materials arising from works were removed using “wait and load” vehicles with materials being carried across the pavement to be loaded. This required careful and patient coordinated marshalling and management of pedestrians and the loading team to ensure safety at all times to members of the public.
